Huntsville housing market shows strong momentum as buyer demand accelerates

The Huntsville-area housing market continued to gain momentum in June, offering encouraging news for both homeowners and prospective sellers.

According to the latest ValleyMLS report, buyer activity strengthened significantly compared to a year ago. Pending sales—a leading indicator of future closings—rose 21.8%, while closed sales increased 19.9% year over year. New listings also climbed 6.2%, giving buyers more options while demand continued to grow.

One of the biggest takeaways from June is that demand continues to outpace what many people expected.

Many buyers have spent the past two years waiting for mortgage rates to fall substantially before making a move. Instead, we’re beginning to see buyers adjust to today’s interest rate environment as they realize waiting indefinitely may not be the best strategy. At the same time, Huntsville continues to benefit from a steady stream of relocation buyers attracted by the region’s expanding economy, quality of life, and relative affordability.

That combination is helping fuel a healthier market than many anticipated.

Another encouraging sign is that inventory remains balanced. Single-family inventory increased modestly to 4,880 homes, while the market maintained approximately 4.3 months of supply—a level generally considered balanced between buyers and sellers. Buyers have more choices than they did during the pandemic frenzy, but inventory is still limited enough to support pricing.

Home prices have remained remarkably stable. The median sales price for single-family homes increased 1.3% from last June to $324,000. While that appreciation is modest compared to the rapid gains seen during the pandemic, it reflects a healthy market where values continue moving upward without the unsustainable spikes experienced in many parts of the country.

Looking ahead, the current trends could have meaningful implications for homeowners.

If buyer demand continues at this pace through the second half of 2026, we could see home prices return to a more typical appreciation pattern of 4 to 5+%. As more buyers compete for a relatively limited supply of homes, upward pressure on pricing is likely to increase.

Huntsville’s long-term fundamentals remain exceptionally strong. Continued job growth in aerospace, defense, advanced manufacturing, biotechnology, and technology—combined with ongoing relocation from higher-cost markets—continues to drive housing demand across North Alabama.

June’s numbers show that the Huntsville housing market remains one of the healthiest in the Southeast.

For homeowners considering a move, the second half of 2026 could present an excellent opportunity. Strong buyer demand, balanced inventory, and stable home values continue to create favorable conditions for sellers while still offering buyers a healthy selection of homes.
