Commission approves more than 37,000 square feet of commercial projects in downtown area

Downtown MADISON – The Madison Historic Preservation Commission recently voted to approve Certificates of Appropriateness for three commercial projects totaling more than 37,000 square feet in downtown Madison, within the Main Street Madison corridor. The approvals cover 10 Short Street, 12 Main Street and 14 Bradley Street.

Main Street Madison is a nonprofit organization encouraging public-private partnerships with broad community engagement and strategies to spur growth in the city’s downtown district. The organization focuses on economic development, revitalization and historic preservation.

“These approvals are a huge milestone for the Main Street Madison downtown district,” said Jen DeLessio, Executive Director of Main Street Madison. “By pairing thoughtful historic preservation with exciting new commercial spaces, we honor the district’s history while creating vibrant, cohesive places for local entrepreneurs, visitors, and residents.”

Certificates of Appropriateness are required for exterior changes in Madison’s historic district, ensuring that new construction and renovations fit the district’s character.

10 Short Street (Case COA2026-012)

R&P Properties received approval to build a new event center at the corner of Bradley Street and Short Street, replacing an existing gravel parking lot. The one-story, 40’ x 60’ building is designed by Gardner Architects, Inc. and will have brick veneer, a metal roof, and covered porches facing Short Street. The plans call for Nantucket Gray siding and eaves, Horse Brown trim, and Lancaster White posts and soffit. Landscaping includes evergreen trees and shrubs along the property edges. The building is approximately 3,500 square feet.

12 Main Street (Case COA2026-016)

Blue Pepper Investments, LLC received approval to renovate the historic home and develop about 1.04 acres at the corner of Main Street and Sullivan Street. The plans, prepared by Schoel Markland Architecture and Ivaldi Engineering, include two new buildings. The Main Street building will be modular brick painted in Roycroft Mist Gray, Dutch Tile Blue, and Bistro White. The Martin Street building will use Acme Brown Vanderbilt brick with Bistro White board-and-batten siding. Both buildings feature clay parapet caps, brick corbelling, and recessed entries. The site plan adds decorative lantern-style lighting. Combined size is roughly 13,776 square feet.

14 Bradley Street, Bradley Street Market (Case COA2026-014)

JMATT 3X LLC received approval to renovate two historic warehouses on about 1.3 acres, together totaling roughly 20,365 square feet. The buildings were historically used for agricultural and farm storage. The project will stabilize the deteriorating structures while preserving their historic character, including existing brick, corrugated metal panels, flooring and barn doors. The drawings call for cleaning and repairing existing brick, keeping the existing corrugated metal wall and roof panels, keeping the barn doors and tracks, and adding a new aluminum storefront. The buildings will become a food hall with 9 to 11 small retail and quick-service restaurant spaces, and a flex hall with office, retail vendors and indoor and outdoor community gathering space. Moody Nolan of Nashville is the design firm.
