New subdivision being planned for western edge of Madison

MADISON – The Madison City Council approved a development agreement last week with Davidson Homes, LLC for a development on property west of Bowers Road and south of Huntsville-Browns Ferry Road. The development is planned to be compromised of 89 acres filled with 198 single-family homes and four neighborhood parks, which city planner Mary Beth Broeren said would not be maintained by the city.

The neighborhood would be constructed in three phases with the first phase beginning in Nov. 2024 and certificates of occupancy being issued in Jan. 2026.

Though the council passed the development agreement at a previous city council meeting, the development is contingent upon a rezoning public hearing that is expected to be presented and voted on at the Oct. 14 city council meeting, which begins at 6 p.m. at the Madison City Hall, 100 Hughes Road.

The 89 acres the subdivision is proposed to sit on is currently zoned agriculture and would need to be rezoned to cluster zoning in order for the development to go through as planned.

The land surrounding the proposed site is also currently zoned for agriculture and is actively being used for farming. Neighboring farmers expressed concerns at a planning commission meeting over the development’s intrusion on their farms.

“At the planning commission meeting, we had two farmers who own property nearby, and they were very much opposed to having this development move forward because they felt that it would encroach on their current operations,” reported Broeren.

A District 4 resident posed questions to the council about this new development’s impact on local infrastructure, “Just want to know what you’re doing to accommodate these roads for all the new homes that are coming in over there. What is the plan? Have you checked in with the schools?”
